What Does It Mean to Be a Non-Resident in Spain?

For banking and tax purposes, a person is considered a resident in Spain if they live in the country for more than 183 days a year or if their main center of interests is in Spain.

If you do not meet these criteria, you are considered a non-resident, and therefore, your mortgage is managed under specific conditions.

Required Documentation to Buy a House in Spain as a Foreigner

The Foreigner Identification Number (NIE) is essential to purchase a property in Spain and apply for financing.

Without an NIE, no bank will be able to process your mortgage.

Spanish banks require documentation that must be valid and, if applicable, translated into Spanish by a sworn translator.

The most common documents include:


Valid NIE and Passport
Tax Residency Certificate from the country where you live (if applicable)
Proof of Income and Tax Return from your country of origin
Employment Contract or Proof of Professional Activity
Recent Bank Statements
